Listed flexible workspace provider IndiQube Spaces has approved an investment of up to Rs 35 crore to acquire a 49% stake in SaiEdge Realty, a newly incorporated company that will develop commercial office spaces for IndiQube to lease after completion.
The investment will be made in cash, in one or more tranches, through subscriptions to equity shares and/or convertible securities, according to the company's exchange filing.
The proposed partnership could give IndiQube greater visibility over future office supply while allowing it to secure spaces designed for its managed-workspace business. Rather than relying entirely on leasing existing commercial properties, the arrangement creates a route to work with a development partner on new office assets.
SaiEdge Realty was incorporated on July 28, 2026, and had a paid up share capital of Rs 1 lakh at the time of the disclosure. The company had not commenced operations or generated turnover. The remaining 51% stake will be held by other investors.
IndiQube Expands Beyond Its Traditional Leasing Model
Founded in 2015 by Rishi Das and Meghna Agarwal, Bengaluru based IndiQube provides managed workspaces for startups, small and medium-sized enterprises (SMEs) and large companies. Its services include office design, interior fit-outs, facilities management and employee services.
The proposed SaiEdge investment could help IndiQube secure a pipeline of offices suited to its customers' requirements. However, SaiEdge is a newly incorporated company with no operating history, so the development timeline, project costs and eventual leasing terms will be important to monitor.
The move also comes as IndiQube works towards improving its financial performance. In Q1 FY27, its operating revenue rose 36.7% year on year to Rs 422.69 Cr, while its consolidated net loss narrowed to Rs 23.88 Cr from Rs 36.76 Cr a year earlier.
Board Changes and Governance Updates
Alongside the investment, IndiQube appointed Ishwar Subramanian as an additional independent director for a 5 year term ending October 18, 2031, subject to shareholder approval.
Subramanian will chair the reconstituted audit committee, with independent director Sachi Krishana and CEO Rishi Das serving as members. The changes follow the resignation of independent director Avalur Gopalaratnam Muralikrishnan.
For investors, the investment is worth tracking not just for its size but for how IndiQube structures the relationship, manages development risks and converts completed office space into recurring leasing revenue.
